TENANT SELECTION

When finding a tenant, we are particularly careful whom we finally select to rent your property. We check their ability to pay rent, proof of income, identification and verification the tenant can maintain the property to all required standards i.e. treat the property as if it were their home.

RENTAL ARREARS CONTROL

We have procedures in place that regularly monitors the payment of rent by tenants. If a tenant is 4 days late in payment a gentle reminder notice is issued. Further, if a tenant becomes 7 days late in payment, a slightly more formal notice is issued explaining the situation and phone call is placed to the landlord to convey the situation. 12 days late in payment a formal notice is issued and a warning that a termination of tenancy agreement will be issued should payment not be received. Together with the landlord instructions, once the tenant becomes 15 days in arrears, a termination notice is issued for non payment of rent and vacant possession is required giving no less the 14 + 4 days notice. As a landlord, you are kept informed ever step of the way.

REPAIRS & MAINTENANCE

We are mindful that the upkeep of an investment property can be costly at times. We ensure that only licensed tradespeople are used and those that provide cost effective solutions. Most of our tradespeople have been associated with us for many years and consider work given by us a priority. This ensures a quick repair turn around time. Furthermore, we always try contacting the landlord to seek instructions and approval before undertaking a repair. This allows for no surprises when the end of month statement is received. Communication is the key to our success.

RENT REVIEWS/LEASE EXPIRY

Between 1-2 months before a tenancy is due to expire, we write to tenants to gauge what their intentions are and whether the tenant will vacate or want to stay on. We further write to the landlord asking whether a new lease is to be offered to the tenant and allows the opportunity for discussion to take place regarding the current rent paid and whether an increase is warranted or not.

PROPERTY INSPECTIONS

INITIAL
We complete an ingoing condition report prior to your tenants taking possession of your property. This is referred to at the completion of the tenancy to determine if a claim of bond is necessary.

PERIODIC
Inspecting your property is a fundamental service we carry out for our landlords. It is a service that is vital and one that we take seriously. Our first inspection is carried out in the first 10-12 weeks of your new tenant taking possession and 6 monthly thereafter.
With these inspections we complete a statement and take photographs and include them in the report to you to show you visually the condition of your property.
A maximum of 4 inspections are permissible in a 12 month period. We endeavour to complete these 4 inspections maximising your knowledge on how the property and tenant are progressing.

PRE-VACATING INSPECTION
When the tenant has given notice to vacate the property, we will carry out a pre-vacating inspection. These are carried out so that the rent can be reviewed, the property can be re-assessed for any work/maintenance and to ensure the tenants are fully familiar with what we require of them when they vacate the property.

FINAL INSPECTION
Once keys have been returned to us our final inspection is carried out using the initial inspection report as the reference. Any cleaning or repairs are completed prior to the refund of the tenants bond.

We placed a great deal of emphasis on tenant analysis. One of our secrets to success is that we really listen to our tenants to understand their needs. In this way, we can tailor our tenant database to perform a “tenant match” exactly to your property.

We also understand that leasing your home can be a very stressful time. We aim to minimise the fuss and can guide you in the best way to present your home for lease. For the owner-occupier, it is a very emotional time and our trained staff will guide you through this process from listing the property to leasing it, keeping you up to date with the market feedback, open for inspection reports and offers.
